Delivery against promises

Compare announced completion dates with actual handovers on several past projects. A single delay can be circumstance; a pattern is a business model.

Quality at handover

Visit completed buildings, not show apartments. Common areas, finishes and maintenance a few years after handover show how a developer builds when no one is selling.

Behaviour when markets turn

How a developer treated buyers in a previous slowdown — renegotiating, delaying or honouring commitments — is the best predictor of how it will treat you in the next one.
